The Housing Market Just Flipped

It’s been a seller’s world for years - sky-high prices, bidding wars, and enough heartbreak to make HGTV look like a tragedy channel. But 2025 is shaping up to be the year the power dynamic flips.

According to Redfin, there are now 34% more sellers than buyers, with over 500,000 homes sitting idle on the market.

That’s not a typo, it’s a full-on inventory pileup, and it’s giving buyers real leverage for the first time in over a decade.

After years of price acceleration, the market is finally cooling. Home prices are expected to hold steady this summer and dip 1% year-over-year by Q4. That may sound minor, but in housing terms, it’s a meaningful shift.

Mortgage rates are still annoyingly high (hovering near 6.8%), but for buyers with patience and a long view, this could be the entry point they’ve been waiting for.

As Redfin’s Chen Zhao puts it, “There’s room to negotiate right now.” Translation: lowball offers might actually work again.

It’s not quite a crash but it’s definitely a crack.

Takeaway: For the first time since Obama’s second term, the housing market is bending in favor of buyers. If you’ve been sitting on the sidelines waiting for your shot, this might be it. Just don’t wait too long, when rates do fall, the crowd comes rushing back.
